November openings for GC + plumbing

I’ve got two slots in November in Tacoma for kitchen/bath remodels; I run GC and handle the plumbing in-house, coordinating with electricians and tile so inspections and drywall don’t slip. If you’ve got availability the week of 11/11, let’s team up — rough-in Tuesday, flood test Thursday, tile set Friday, and we wrap trim early the following week.

I’m local for the week of 11/11 and that rough-in Tuesday / “flood test Thursday” flow works. Tiny tip: submit the inspection on Accela ahead of time (City of Tacoma, Washington | Citizen Portal) and leave the pan topped off with a dated tape line — , I’ve had a helper crack the valve and cost us Friday tile. If you can swing it, bump the fill to Wednesday evening so a fail doesn’t nuke tile day — want me to bring extra test balls and gauges?

That ‘flood test Thursday’ can be tight in Tacoma if they want a full 24‑hr pan — , I’ve had inspectors insist the water hit the tape mark — so I start filling Wednesday night and drop a cheap water alarm in the pan. Bring a spare 2 in. test ball to plug the trap instead of the grate; it saves a recheck and keeps tile on track Friday — you good with that, @OP?

I’ve had Tacoma inspectors ding us on protection, so on ‘rough‑in Tuesday’ I pre‑plate every stud where water or drain lines are within 1‑1/4" of the face; it keeps ‘tile set Friday’ on track. Small caveat: if you’re boring big for 2" drains near corners, they’ve asked me to add strap plates on both faces, not just one.
